Entry/Exit Condition Report

Please take time to go over the entry condition report and return it to our office within 3 working days. If this is not returned please be aware that the original inspection report will be used for the end of tenancy comparison regardless of whether you agree to the original report or not.


A routine inspection will be carried out every 3 months. You will be notified 7 days in advance, of the date, time and who is attending the inspection. You are invited to present at the inspection.


Your rental bond will be lodged with the RTA and held as security against unpaid rent or damage to the property. Your bond will be returned to you in full after you have vacated the property provided there is no outstanding rent and nothing owing for cleaning and repairs to the property.

Repairs and Maintenance

All requests for repairs and maintenance need to be submitted in writing. You can email any requests by clicking here. We will attend to non-urgent repairs as soon as possible but please be aware that in some cases we will need to obtain the owners permission before commencing any work.


The owners insurance on the property does not cover your belongings. We recommend that you take out contents insurance to cover you belongings.

Termination of contract

Your tenancy agreement is a legal contract. If you wish to break your lease you will be responsible for paying the rent until the end of the lease or until another tenant is found. You will also be responsible for paying a let fee and other related expenses.
