How long will it take to find a tenant for my property?

This can vary depending on market conditions, however a with a combination of quality marketing, realistic rental amount and excellent presentation of your property we will aim to find a suitable tenant within 7-10 days.

How do you qualify prospective tenants?

We carry out a detailed tenancy database search along with reference checks from previous landlords/agents. We aim to match tenants needs with individual properties. If the tenants are happy from the start this will encourage them to stay longer in the property. Once we have checked applications they will be presented to you for your approval and selection.

How often are property inspections carried out?

We carry out routine inspections every 3 months. A report will be sent to you highlighting any issues that have been found during the inspection. Upon tenants vacating the property an exit inspection will be carried out. The rental bond will be returned to the tenant once we are satisfied that the property is being handed back in the same condition it was received in. (Fair wear and tear expected)

Do I need Landlord Insurance?

It is not compulsory however it is advisable to have Landlord Insurance as it can protect you in the event of a tenant not paying rent or damaging the property. We also recommend looking into public liability insurance and minimal contents insurance.

What happens if my tenant doesn’t pay rent?

Arrears management is done on a daily basis.
For late rental payments the tenant will receive

At 3 Days                   A notification by SMS that rent is late

At 5 Days                   A phone call to discuss situation

At 8 Days                  We will issue a notice to remedy Breach

At 10-14 Days            A phone call to the tenant to discuss the situation

At 15-16 Days            A notice to leave

You will be kept fully up to date at every stage of this process.
